Are you covered for sewer back up?
It is that time of year again, temperatures are a cause for concern especially if we don't get enough snow to insulate our septic lines. Every year 100's of homeowners are faced with the devastation of sewer backup. These claims are usually very costly and unsightly. Insurance companies in Alaska have options on their policy's for sewer backup. Some companies charge to add this coverage, some don't cover it at all, and others include this coverage, do you know what you have?
Ways to prevent sewer backup:
Don't poor grease down your drains
Don't poor paint down your drains
Make certain your home has a back flow prevention device
Pump your septic regularly (ask a local septic company)
If your drains are slower than usual, have your septic lines inspected right away
Insulate/heat tape your septic lines
Don't plant trees or plants on or near your septic lines
Don't flush diapers, sanitary napkins, newspaper, or rags
Remove hair build up in drains
Water conservation
Avoid pouring bacteria killing toxins in your drains (bleach, antibacterial soap)
Check to be sure your septic size is adequate (adding onto your home will require a new septic)
Regular use of a garbage disposal is harmful
Avoid driving over septic lines
Change in health?
Has there been a change in your health since taking out a Heath insurance policy or Life insurance? Things like being tobacco free, weight loss, improved medical condition (blood pressure, blood sugar) can lower your insurance premiums significantly. Do I purchase the extra insurance on a rental car?
Depends on the carrier, if you are with our agency, your policy will pay for the damage to the car (or other damages that you're liable for) with a active auto policy in Alaska with at least liability coverage, {not to exceed the limits on your policy}.
Great news right!? yes and no If there is a claim filled on rental car it is nice to know there is no deductible (liability does not have a deductible) however depending on your longevity with the company, a loss of a discount, loss of deductible reward, loss of safe driving bonus, or even worse a claim surcharge may be as a result.
We do not not pay for loss of use either declared by the rental car company. Loss of use is when the rental car is unable to be rented for the time of repairs... this would be a cost I have seen be anywhere from 100 dollars and up, I have seen customers that have negotiated with the rental companies so this really isn't a huge deal.
Depreciated value is also a new charge Rental car companies are surcharging agaist their customers that we also do not cover.
What is recommend>??? If the car is being rented for a day or two, purchase the Insurance.. it is worth it! If you're renting for an extended period of time, or weeks it may be worth considering waiving the insurance (weigh the pros and cons). Usually the cost of the insurance is as much as the rental. The location may have a determining factor as well, if you renting a car in a heavy trafic area, it may be advisable to purchase the insurance through the company.
ALWAYS inspect the car<> go around the car a minimum of two times and look at ever panel, bumper, door and especially the windshield. Rental car companies are very infamous for sending bills out for dents, or a rock chip (they charge to replace the whole windshield) we have processed many claims that our clients are certain the damage was there prior to renting, however that is very difficult to prove or fight when you are 4,000 or so miles away! So ALWAYS inspect and get a copy of the inspection in hand prior to leaving the rental lot. Customers have taken photos of the rental before leaving, and have gone back to request a car without damage (perhaps ask for this while at the counter).
Renting in Mexico??? all of the above is void.. we only cover rentals in US, Canada.

Note, the callers do not ask for your card number; they already have it... This information is worth reading. By understanding how the VISA & Master Card Telephone Credit Card Scam works, you'll be better prepared to protect yourself.
One of our employees was called on Wednesday from 'VISA', and I was called on Thursday from 'Master Card'.. The scam works like this: Caller: 'This is (name), and I'm calling from the Security and Fraud Department at VISA. My Badge number is 12460. Your card has been flagged for an unusual purchase pattern, and I'm calling to verify. This would be on your VISA card which was issued by (name of bank). Did you purchase an Anti-Telemarketing Device for $497.99 from a Marketing company based in ?'
When you say 'No', the caller continues with,'Then we will be issuing a credit to your account. This is a company we have been watching and the charges range from $297 to $497, just under the $500 purchase pattern that flags most cards. Before your next statement, the credit will be sent to (gives you your address), is that correct?'
You say 'yes'. The caller continues - 'I will be starting a Fraud investigation. If you have any questions, you should call the 1- 800 number listed on the back of your card (1-800 -VISA) and ask for Security.'

Did you know that your jewelry may not be properly insured?
Many homeowners assume that their jewelry is adequately covered under their homeowner's policy but you may be surprised to learn the facts...While homeowner's policies do cover jewelry, this insurance usually is subject to a much lower limit than the overall contents coverage. This reduced limit is called a "sublimit".
A typical sublimit is $1,000 for loss by theft of jewelry, watches and precious and semiprecious stones. If your jewelry is worth more than the sublimit in your homeowner's policy, you should consider purchasing specific insurance to cover it. The following is a good process to follow:
* Schedule an appointment with us to review your jewelry coverage. Bring as much information about your jewelry portfolio as possible, including any appraisals.
* If your high-valued jewelry has not been appraised within the last 3 years, consider obtaining an appraisal from a reputable jeweler. Insurance companies often require more expensive jewelry to be appraised by a graduate of the Gemological Institute of America (GIA). The Institute's G.G., G.J. or A.J.P. designations at the end of an individuals name indicate that the jeweler has achieved a high level of professionalism with an education backed by a respected nonprofit organization.
* Make sure the appraisal has a description of the diamond's four C's:1. Carat - The "carat" refers to the weight of the diamond. 2. Cut - The quality of the "cut" of the diamond results from the way light enters the stone and is reflected back. "Cut" is also used to refer to the diamond's shape, such as round or pear-shaped. 3. Clarity - The "clarity" refers to the prevalence of minor spots, lines, bubbles, or other natural imperfections within the diamond. 4. Color - The "color" denotes the tint a diamond may possess.
* Remember that the better the appraisal, the fewer problems you will encounter with the insurer if you ever have to make a claim.
* Purchase inland marine coverage that can be added via an endorsement onto your homeowner's policy. This endorsement provides much broader coverage than the limited protection found on the un-endorsed homeowners' policy.
* Consider keeping any valuable jewelry you rarely wear in a safety deposit box at your bank.

New Child Seat Laws Take Affect September 15th
(ANCHORAGE, Alaska) – New state regulations regarding child safety seats take affect Today, September 15, 2009. The Alaska State Troopers want to point this change out to the motoring public.
It is important to verify the safety of the child seat or booster seat your child uses. This is a good opportunity for families with young children to check the restraint systems they currently have in place in their vehicles. Some car seats and booster seats get recalled due to manufacturer defects.
Below is the new regulation:
(1) less than one year of age or a child one year of age or older who weighs less than 20 pounds shall be properly secured in a rear-facing child safety that meets or exceeds [IS LESS THAN FOUR YEARS OF AGE, THE CHILD SHALL BE PROPERLY SECURED IN A CHILD SAFETY DEVICE MEETING THE] standards of the United States Department of Transportation and is used in accordance with the manufacturer's instructions; (2) one or more years of age but less than five years of age who weighs 20 pounds or more shall be properly secured in a child restraint device that meets or exceeds the standards of the United States Department of Transportation and is used in accordance with the manufacturer's instructions; (3) over four years of age but less than eight years of age who is less than 57 inches in height and weighs 20 or more pounds but less than 65 pounds shall be properly secured in a booster seat that is secured by a seat belt system or by another child passenger restraint system that meets or exceeds the standards of the United States Department of Transportation and is used in accordance with the manufacturer's instructions; (4) over four years of age who exceeds the height or weight requirements in (3) of this subsection shall be properly secured in a seat belt; (5) eight years of age [FOR A CHILD SAFETY DEVICE FOR INFANTS. IF THE CHILD IS FOUR] but less than [NOT YET] 16 years of age who does not exceed the height and weight requirements in (3) of this subsection [, THE CHILD] shall be properly secured in a child safety device approved for a child of that [AGE AND] size by the United States Department of Transportation or in a safety belt, whichever is appropriate for the particular child as determined solely by the driver.

Free Re-usable Grocery Bags
We have free (to anyone) grocery bags to anyone at our office in North Pole, while supplies last.
FAIRBANKS, ALASKA (Sept. 14, 12:30 p.m. ET) -- If Santa Claus is going to be doing any shopping at the North Pole in 2010, he is going to have to bring his own reusable bags, or bring some extra money to defray the cost of the plastic carryout bags that he will have to buy at retail stores when he shops.
The Fairbanks North Star Borough in Alaska — which includes the city of Fairbanks and the unincorporated community of North Pole — has voted to place a 5-cent tax on disposable plastic carryout bags, beginning Jan. 1, at retailers with $1 million or more of annual sales.
The only other U.S. city that has approved a tax on plastic bags is Washington, D.C., which in June approved a 5-cent tax on all paper and plastic carryout bags at grocery stores, drug stores, and retail food establishments that will go into effect in January.
There is also a 5-cent tax on plastic bags in Toronto. Seattle voters in August rejected a proposed 20-cent tax on plastic and paper carryout bags.
The 5-cent tax in the Fairbanks North Star Borough, will apply to most large grocery stores, discount chains and bookstores in the borough, which has an estimated population of 100,000 and is similar in size to New Jersey.
The bill was introduced and passed Sept. 10. Assembly member and presiding officer Nadine Winters, who proposed the bill, said the goal of the tax is to reduce waste and create “an economic incentive for customers to use reusable shopping bags.”
Retailers will be able to keep 3 percent of the funds they collect. The remainder of the money will be used by the borough for recycling programs.
There are 10 plastic carryout bag bans in the U.S., five of which were enacted this year, including one in Edmonds, Wash., a town of 40,000 located on the Puget Sound northwest of Seattle. The Edmonds ban, approved July 28, will go into effect Aug. 27, 2010.
In addition to Edmonds, two small Alaskan towns, three counties on the Outer Banks in North Carolina and Palo Alto, Calif., also passed plastic bag bans this year.

Moose Accidents are on the Rise
Moose are a routine part of life for most Alaskans. These massive, hulking creatures wander through our sports fields, poke around our neighborhoods and nonchalantly cross our roads and highways, forcing some motorists to wait and others to crash.
Every year moose routingly cause traffic crashes and traffic fatalities along Alaska's roads and highways. In 2007 moose accounted for six traffic fatalities and dozens of injury-related traffic crashes throughout the interior of Alaska, resulting in millions of dollars in medical bills and property damage.
Every year hundreds of moose are killed by automobiles in Southcentral Alaska. Road kills account for about 30 percent of all the moose killed by people. Collisions with moose also result in human injury, death, and millions of dollars in property damage.
IT HELPS TO KNOW...
Most moose accidents occur in the dark of early morning and evening. This is when moose are most active and traffic the heaviest. December and January are the worst accident months. Oddly, most moose are killed on dry roads by drivers who are going too fast for conditions--way too fast to brake for a moose, and way too fast for a moose to get out of the way.
It's hard to see a moose on a dark highway. Unlike deer, their eyes usually are not reflective and their hair seems to absorb light from headlights. Nearly half the moose killed by vehicles are calves. Frequently motorists see the cow moose that crosses the road but do not see the following calf until it is too late to avoid hitting it. Additionally, younger moose haven't developed "road sense" and are apt to panic when a car drives by, often running down the highway instead of across it, or slipping and falling in their haste to escape.
You cannot legally kill an injured moose. If you are in a collision, contact the Alaska State Troopers or the Alaska Department of Fish and Game. The meat will be salvaged by a charitable organization.
WHAT WE CAN DO...
We can voluntarily reduce our driving speed and be aware of moose along roadways. It helps to warn oncoming drivers with your hazard lights if there is a moose on or near the roadway.
We can urge Alaska Department of Transportation officials to keep road shoulders clear so that moose can be seen at a distance. Regular maintenance can keep new vegetation below snow levels, and away from hungry moose.
We can encourage warning signs where collisions with moose frequently occur. We can encourage better lighting and even mooseproof fences in high accident areas.
We can learn where moose are most abundant and be more cautious in these areas.

We have a customer that was recently hit by a vehicle with force-placed insurance. What is force placed insurance?
Forced insurance means that the finance company takes out insurance on the car, to protect their asset which you are failing to do by not keeping the mandated insurance on it. The cost of this insurance is then passed onto you, usually in the form of an added charge on your loan or lease payment. The cost of forced insurance is typically high and with no real benefit to you.
Loan or lease documents usually state that if you do not obtain or keep the appropriate insurance coverage on the vehicle that they, the lien holder, will secure such coverages and charge you for it. When the financial place gets insurance for you, these charges are subject to interest and the premiums will be higher than if you purchased the insurance yourself. This forced insurance typically provides protection to the bank or other financial institute, not you, for their interest in the car.
To be clear, in most cases, this insurance coverage that they force place only protects the lender and does not protect you for your interest in the vehicle. FireWise Teams offer free home visits to Fairbanks North Star Borough residents.
Alaskans are notoriously self-reliant, but when it comes to preparing their homes and property to withstand the threat of a wildfire, many are unprepared. Studies have shown that homes often burn after the wildfire has passed by. Debris-filled nooks where embers can smolder may be as great a danger as that nearby spruce. Most of the fires in the Fairbanks North Star Borough are human-caused, and many of those are started when people burn piles in the spring and summer.
"Homes don’t burn if homes don’t ignite."
The Division of Forestry and the Fairbanks North Star Borough received a grant from USDA Forest Service in 2009 to promote FireWise principles. The efforts are a response to critical needs identified in the Community Wildfire Protection Plans, which were completed in many areas in 2007. Those plans called for more education regarding defensible space and what landowners and community groups could do to reduce their risks.
The Fairbanks North Star Borough is kicking off the FireWise for All Seasons campaign, following the success of Kenai Peninsula which encourages residents to think about reducing fire risk year-round.
During this summer, communities will be visited by trained FireWise Teams, who will review the features of your home and make recommendations regarding how to improve or create defensible space around your property. Teams will support and assist individual homeowners in understanding and applying the Firewise principals.

Best way to avoid flooding is to live outside flood zone
Throughout Southcentral Alaska, vast amounts of rain and snow can cause flooding. Seward is the most flood-prone area on the peninsula, because the city is located on an alluvial basin, said the Kenai Peninsula Borough's acting planning director Max Best. "Seward's the biggest area we're worried about as far as flooding," said Best. "It's not predictable where the rivers are going to go when the water rises."
However, Seward is far from the only place vulnerable to a major influx of water.
Any of the area rivers could have their banks overwhelmed, said borough emergency management coordinator John Alcantra. Alcantra and Best said, in order to avoid floods as much as possible, people should live outside of zones where high water is common.
Maps showing vulnerable flood zones are available at the borough's planning department and the building inspection offices of the peninsula's cities. Alcantra said many people don't realize how great a risk flooding is. He said a common mistake is misunderstanding what the different zones mean. For example, someone looking to build along the Kenai River may see the area is in a 100-year flood zone. Because the river last flooded in 1995, the builder assumes there is no risk until 2095. Alcantra said that is a very risky assumption.
A 100-year zone means that there is a one-in-one-hundred chance of a major flood every year, Alcantra said. Even if the land you want to build on is in a flood zone, Best said it is still possible to put up a home. All structures in flood zones must have a special permit from the borough, though. "You can build in the flood zones if you meet certain requirements and can get insurance," Best said.
Insurance is necessary, Best said, in order to offset the costs of potential flooding, which is usually borne by taxpayers.
Alcantra said some flood-prone areas use tax money to buy up the land at greatest risk and create public recreation areas. Alcantra said although such an idea might work on the Kenai Peninsula, he doesn't see it happening anytime soon.
"In an era of restrictive budgets, is it high enough on the priorities?" he asked. "It costs a lot of money." Alcantra said no amount of warning or discouragement will keep people from building in flood zones. "It's human nature," Alcantra said. "People love to be by the water and are willing to put up with the risks involved." Once flood waters start rising, there is little to be done. Alcantra said evacuations are not very common on the peninsula, but will be used occasionally to ensure residents stay out of harm's way.
After the disaster has receded, the flood of insurance, loan and other paperwork begins. People will be notified of an impending evacuation in any of a number of ways, he said, including the Community Alert Network and emergency radio broadcasts, among others. "We have multiple tools in the toolbox to let them know when they need to evacuate or when they need to shelter in place," he said.
If evacuation is not considered necessary, Alcantra said people should stay indoors as much as possible to avoid flood waters. Incoming plumbing could be compromised and should be used as little as possible, he continued. Alcantra also recommended sealing doors and windows beneath the estimated water level.
Flood Insurance can vary from 300-3,000+ a year, before purchasing land know what flood zone the entire lot is. If there is any Flood zoning A Flood insurance will be required if you obtain a loan. If you're not in need of financing, always remember this property will be sold someday and the potential buyer may need financing. Have your property surveyed (if in a zone A) prior to building to ensure the home is build well above the base flood elevation. Tried to call? New phone system
We had to make the business decision to change our phone system to a phone tree... I know not a popular move.. Did you know it is required to contact the police immediately after discovering damage to your car. Yes, if you return from shopping and your car has damage on it, it is necessary to see if there were any witnesses, look for a note, and go to a local law enforcement agency. Note: officers will not come to a private parking area to conduct an official investigation. Insurance does require a accident report with a case number within 24 hours to file the damages under uninsured motorist coverage. Why does this matter? The deductible is usually less than your Collision deductible (what will pay out if you don't have the case number within 24 hours) and the claim is considered an At Fault claim, possibly resulting in a surcharge to your insurance premiums.

This summer already has been a deadly one for ATV and motorcycle enthusiasts: Two ATV riders and one cyclist have been killed since the weather warmed up.
The first thing to keep in mind about ATVs is that they’re best used in the country, since there are few places in and around the city where riders can legally operate one. ATVs are not allowed on city streets or sidewalks, though ATV operators are allowed to cross streets when they’re clear of traffic, said Fairbanks police Sgt. Robert Thompson.
Alaska State Trooper Lee Bruce said that in most cases ATV riders are given verbal warnings about where to ride rather than ticketed.
When it comes to motorcycles, both police and Alaska State Troopers say the biggest issue they see is people who get on their bikes and ride too fast.
“They’re not too familiar or the bike is too big or has too much power,” said Thompson, who suggests taking a riding course before hitting the roadways.
A riding course might be pricey, but it’s cheaper than the alternative. Going 25 mph over the speed limit can result in a $300 fine and points on your license.
While helmets are not required for motorcyclists over the age of 18 with the proper license, and they’re not required at all for ATV riders, Thompson strongly suggests using one.
“Helmets are kind of like seatbelts,” he said. “You never know when you’re going to need them. If you knew when you needed them, you would never have a problem.”
As both vehicles have engines, ATV riders and bikers are subject to the same laws regarding alcohol — blowing a .080 or higher on a breath test will almost assuredly mean an arrest and a DUI charge.
Last summer, troopers even arrested a North Pole man on suspicion of operating a riding lawnmower while drunk.
“You can get a DUI on any motorized vehicle,” Thompson said.
For those who prefer to get around on a bicycle this summer, there are also a few things to keep in mind. While on the road, cyclists have to stay as far to the right as possible and use a shoulder if it’s available. They also should use their hands to signal any turns, Bruce said.
Most importantly, Bruce said that bike riders just need to stay aware of their surroundings.
“The vehicle will always win the battle and sometimes people just don’t see (cyclists),” Bruce said.
